Income Strategies
Orientation for a first conversation. Not legal advice, not a yield, and not an offer of credit or of a public fund.
A licensed holiday let. Higher gross, only where the town and the building actually allow it.
| What we do | We look for a property that can legally take short stays, price the season, and put a manager on it. If the licence is not in hand, we do not underwrite the holiday yield. |
|---|---|
| What it means | The asset works as a small hospitality business: nights, cleaning, platforms or direct bookings, and a licence that can be lost. |
| Legal basis | Andalusia regulates tourist dwellings separately from ordinary leases. The town hall, the community statutes and, often, a regional registration all have to agree. A statute that bans holiday lets ends the strategy, whatever the spreadsheet says. |
A tenant, a year, ordinary costs. The cleanest income on this coast when a holiday licence is not in hand.
| What we do | We underwrite a realistic monthly rent, costs and vacancy, then hold the asset. The tenant is a resident, not a guest. |
|---|---|
| What it means | Income is a rent roll. It is slower and duller than a holiday let, and that is why it survives a bad August. |
| Legal basis | Ordinary housing leases in Spain follow the Urban Leases Act. Duration, updates and who pays what are not a free contract. Non-resident owners are taxed on Spanish-source rent. This page is a map, not a tax opinion. |
Buy what is tired, do the work, sell the finished thing. The return is a margin, not a rent.
| What we do | We price the purchase, the works, the carrying time and a sale that a buyer will actually pay. If the margin only exists on a hopeful exit, we say so before the offer. |
|---|---|
| What it means | Capital comes back when someone else buys, not every month. Speed, cost control and an honest comparable matter more than a yield percentage. |
| Legal basis | The gain is taxed in Spain. Purchase tax depends on whether the seller is a private person or a developer. Works need a licence. Plusvalía municipal is a local tax on the land’s paper increase. None of this is optional because the flat looks better. |
Several principals, one asset, a written deal on control and exit. Not a public fund and not a promised yield.
| What we do | We assemble a private group around a specific property, with who decides, who signs, and how someone leaves. The asset is still a house, land or building. |
|---|---|
| What it means | Your ticket can be smaller than the whole asset. Your control is also smaller. The document matters more than the friendship. |
| Legal basis | A private company or a co-ownership can hold the asset. Offering a share to the public is a different, regulated thing, and we do not do that here. Deadlock, dilution and exit have to be written before the money moves. |
Capital lent against a property, not a flat you operate. The return is interest. The risk is default and a slow recovery.
| What we do | We read the property, the rank of the security and what happens if the borrower stops paying. We do not dress a loan up as a deposit. |
|---|---|
| What it means | You are a lender. You do not collect rent, and you do not get the upside if the coast rerates, unless the contract says so. |
| Legal basis | A Spanish mortgage is a public deed and a registry entry. Enforcement is a court path, not a set of keys the next morning. Consumer-credit rules can apply when the borrower is a person. This is analysis, not an offer of credit. |
Land, a plan, a licence, a build, a sale. Value is created. Time and the town hall are the price.
| What we do | We read the planning paper before the view. What can be built, in what size, with what access and what cost, decides whether the land is an asset or a field. |
|---|---|
| What it means | You are funding a project, not collecting a coupon. The exit is a finished house or a building that someone will buy. |
| Legal basis | The municipal plan and a works licence decide what is buildable. Off-plan sales to the public carry their own guarantees under Spanish building law. Rural land is not a polite word for a villa plot. |
Land that produces: water, crop, labour and a buyer for the harvest. A different asset from a flat in Estepona.
| What we do | We treat a finca as an operating asset. Water rights, what the land is classified as, who works it, and who buys the crop come before the view from the terrace. |
|---|---|
| What it means | Return comes from production and, sometimes, from the land itself. It does not come from pretending a rural plot is a building plot. |
| Legal basis | Rural land in Andalusia is not freely buildable. Water, environmental rules and the agricultural use are the legal core. A house on a finca is often the exception, not the product. |
Sun, land, a grid connection and a contract for the power. Income from electrons, not from guests.
| What we do | We read irradiation, the land’s status, the queue for the grid and who buys the power. A sunny hillside without a connection is a view, not a plant. |
|---|---|
| What it means | The asset earns if power is produced and taken. It does not earn because the panel looks modern on a brochure. |
| Legal basis | Spain’s power market, grid-access rules and local planning all apply. Land leases, environmental screening and the right to inject power are separate permissions. This is not a household solar panel on a villa roof, unless that is the actual project. |
