Location guide

Sotogrande

For a marina, polo, and a house you mostly live in. Yield is not the lead.

Price

Villas often €5,000–12,000 / m² and well beyond for the front line of the marina.

€5,000 – €12,000 / m²

Long let

A summer let can cover costs. It rarely justifies the price on yield alone.

Why this stretch of coast

  • A maintained estate with its own social life.
  • International buyers who already know the name.
  • Marina and polo are not replicable a few kilometres inland.

Risk

  • Holding costs are real: staff, garden, community, insurance.
  • Illiquid at the top. Selling a trophy takes a buyer, not a portal refresh.
Economy and what the place is built onA private coastal estate in Cádiz, not a town in the Marbella sense. The economy is the marina, the clubs, the school and the houses themselves.
CultureQuiet by design. The culture is sporting and private. Cádiz city and Gibraltar are outings, not the street outside.
Schools and institutesSotogrande International School is the reason many families choose the address. Spanish options exist; the international school is the one people fly in for.
Golf, polo and sportThis is the polo address: Santa María Polo Club. Golf is Valderrama, Real Club Sotogrande, La Reserva, Almenara. Marina and riding sit beside them.
Work and large employersClubs, school, marina, security and household staff. Residents’ income is usually earned somewhere else.
Infrastructure and transportPrivate roads, a marina, the A-7 nearby. Gibraltar airport is close and politically a border. Málaga is the longer, simpler international gate.
Who lives here, and who it suitsFamilies who came for the school and stayed for the polo, sailors, and owners who want space and a gate. A poor fit for someone who wants a street of restaurants outside the door.
Tax shapeYou are in Cádiz province, still in Spain. High values make the same wealth and inheritance questions sharper. The Andalusian rules are Spanish rules, not a special zone because the streets are private.
Tourist licencesNot the point of most houses here. Long lets of villas exist and are specific. Do not import a Banús holiday model.
Land, houses, resale, long letsResale, orientative: €5,000–12,000/m², with the best plots outside that sentence. Land for a house often €400–900/m² where it can be built. Long-let flats €2,000–4,500; villas €5,000–15,000 a month.

Asking bands are orientation for a first conversation. They are not an index, a valuation, or a promise.
