Location guide

Nueva Andalucía

For golf, schools, and a valley that rents in winter to northern Europe.

Price

Orientative asking €5,000–10,000 / m², higher on the front line of a course.

€5,000 – €10,000 / m²

Long let

Winter-season lets are real. A full-year short-let model usually is not.

Why this stretch of coast

  • International schools and a year-round resident base.
  • Easier to use yourself in winter than a pure beach flat.
  • Established resale stock with known communities.

Risk

  • You are not at the sea. Buyers who need the beach will discount that.
  • Golf-front premiums are fashion-sensitive.
Economy and what the place is built onThe golf valley above Puerto Banús. Villas, apartments and a service town for golf, schools and Banús. It works in winter because people live here.
CultureLess old town, more clubhouse. The culture is international and sporting. Marbella’s centre is a short drive when you want a street.
Schools and institutesAloha College is the name parents say first. Other international and Spanish schools are in the valley or just outside it. This is one of the coast’s real school addresses.
Golf, polo and sportLas Brisas, Los Naranjos, Aloha, Magna Marbella. Golf is the reason the valley exists. Polo is Sotogrande’s sport, not this one’s.
Work and large employersClubs, schools, Banús and household services. Many residents work elsewhere or not at all. Do not underwrite a local salary.
Infrastructure and transportClose to the A-7 and Banús, further from the airport than East Marbella, closer to the life of Marbella. Car first.
Who lives here, and who it suitsInternational families with children in school, golfers, and owners who let long through the winter. A poor fit for a pure August spreadsheet.
Tax shapeOrdinary Spanish purchase and rental tax, on values that are no longer entry-level. Community fees on golf apartments are part of the yield, not a footnote.
Tourist licencesUneven. Some communities allow holiday use, many do not. The long let is the base case.
Land, houses, resale, long letsResale, orientative: €5,000–10,000/m². Plots, where they exist, often €600–1,200/m² of land. Long-let flats €2,000–4,500; villas €5,000–12,000 a month.

Asking bands are orientation for a first conversation. They are not an index, a valuation, or a promise.
