For a lower ticket, plots for a small villa scheme, and patience.
Often the lowest asking band west of Estepona: about €2,400–4,200 / m² for houses.
€2,400 – €4,200 / m²
Long-let rents are local, not international. Do not import a Marbella ADR.
| Economy and what the place is built on | The last town before Cádiz province: Duquesa port, a long beach and prices that still sit below Estepona. Tourism and building carry it. |
|---|---|
| Culture | A castle on the hill, a port, a beach. Less restored theatre than Estepona, more ordinary coast. That is either the appeal or the limit. |
| Schools and institutes | Local Spanish schools. International schooling means the car to Sotogrande or San Pedro. |
| Golf, polo and sport | Duquesa golf and the marina, the beach, and easy reach of Sotogrande’s polo and Valderrama if that is the weekend, not the address. |
| Work and large employers | Building, hospitality, the port and shops. Larger salaries are in Estepona, Algeciras or Gibraltar, not on the beach. |
| Infrastructure and transport | A-7 and the coast road. Farther from Málaga airport than Marbella, closer to Gibraltar and Algeciras. |
| Who lives here, and who it suits | Buyers who want the coast without Marbella’s cheque, and long-stay Northern Europeans. Less convincing for a school-first family or a pure city tenant. |
| Tax shape | Same rules, lower tickets. A cheap entry does not remove community debt or a planning problem. Read the minutes. |
| Tourist licences | Historically easier than Marbella, and tightening. Still a written fact about that building, not a rumour about the town. |
| Land, houses, resale, long lets | Resale, orientative: €2,400–4,200/m². Plots often €120–350/m² of land. Long-let flats €800–1,600; houses €1,500–3,200 a month. |
Asking bands are orientation for a first conversation. They are not an index, a valuation, or a promise.
