Location guide

Málaga

For a city that works in January: long lets, a real centre, and a train to the airport.

Price

Orientative asking band €3,500–6,200 / m² in the centre and Soho. Not an index.

€3,500 – €6,200 / m²

Long let

Long lets are the cleaner income story. Tourist licences in the centre are scarce.

Why this stretch of coast

  • Year-round demand from residents, not only August.
  • Airport, AVE, port, hospitals — a city, not a resort strip.
  • Entry prices still below prime Marbella for a comparable finish.

Risk

  • Old buildings hide community works. Read the minutes before the terrace.
  • Short-stay income without a licence is not a plan.
Economy and what the place is built onA real city: port, airport, university, a tech park and tourism that does not switch off in January. The centre and Soho are urban, not a resort strip.
CulturePicasso’s birthplace, a Roman theatre, the Centre Pompidou’s outpost, a working carnival and a food culture that is Andalusian, not imported.
Schools and institutesThe widest choice on the coast: British, French and Spanish tracks, plus the University of Málaga. Families who need a city school start here, not in a golf valley.
Golf, polo and sportCity sport, a real beach and sailing, not a championship golf belt. Golf exists inland and towards the east; it is not why the centre is bought.
Work and large employersAirport, port, the university, hospitals, the technology park and hospitality. This is one of the few places on the coast where a job can be local.
Infrastructure and transportInternational airport, AVE high-speed rail, a working port, city buses and the A-7. January is a timetable, not a theory.
Who lives here, and who it suitsResidents, students, port and airport workers, and owners who want a city that functions on a Tuesday. Less convenient if the whole point is a golf fairway outside the door.
Tax shapeThe same Spanish rules as the rest of the coast. What changes is use: a city long let is easier to explain than a holiday let in a historic building. Non-residents still pay Spanish tax on Spanish income.
Tourist licencesScarce in the centre. Many communities forbid tourist use. Underwrite the long let first.
Land, houses, resale, long letsResale, orientative: €3,500–6,200/m² in the centre and Soho. Urban land is rare and expensive. Long-let flats often €1,200–2,200 a month; houses are scarce and not the product.

Asking bands are orientation for a first conversation. They are not an index, a valuation, or a promise.
