For capital that wants the address, the beach, and a licence that already exists.
Prime asking often €8,000–18,000 / m². You are paying for the street.
€8,000 – €18,000 / m²
Gross rent can look large and still leave a low net yield. Liquidity is the other return.
| Economy and what the place is built on | Marbella’s seafront between Puerto Banús and the old town. Hotels, private houses and a service economy built for people who already have capital. |
|---|---|
| Culture | The old town is a walk, Banús is a marina, the Mile itself is quieter than its reputation. The culture is private, not civic. |
| Schools and institutes | Aloha College, Swans, Laude and the Spanish system are a drive into Marbella or Nueva Andalucía. This is not a school street. |
| Golf, polo and sport | Beach, tennis, hotel sport and nearby golf. The championship courses and the polo are not on the Mile; they are a short drive. |
| Work and large employers | Hotels, Banús, private offices and household staff. Almost nobody buys the Mile for a salary. |
| Infrastructure and transport | You are on the A-7, between the airport and Gibraltar’s direction. The luxury is proximity, not a new train. |
| Who lives here, and who it suits | Owners who want the address, a flat winter, and a long let to someone like themselves. Less suitable if the model needs a cheap tourist licence. |
| Tax shape | High values make wealth, inheritance and non-resident filings more sensitive. The purchase tax is ordinary Spanish tax on a large number. |
| Tourist licences | Often no. Many buildings on the Mile do not allow tourist use. A licensed flat is a specific fact, not the area’s personality. |
| Land, houses, resale, long lets | Resale, orientative: €8,000–18,000/m². Plots are rare and at the top of the coast. Long-let flats €2,500–6,000; houses €8,000–20,000 a month when they let at all. |
Asking bands are orientation for a first conversation. They are not an index, a valuation, or a promise.
