Estepona

For the income ticket on this coast: town, new build with a contract, and a walkable centre.

Price

Orientative asking €3,200–6,500 / m². New build with a licence path sits in the middle.

€3,200 – €6,500 / m²

Long let

One of the few towns where long-let maths and a possible licence can both be discussed.

Why this stretch of coast

  • A town centre people actually use, not a roundabout with a supermarket.
  • New supply still comes with a public contract, not a brochure.
  • Room for a mixed year: live in the shoulder months, let the summer.

Risk

  • Hillside new build is a delivery and community story. Read the contract.
  • “Possible licence” is not a licence. We do not price it as if it were.
Economy and what the place is built onA fishing town that became a place to live: port, beach, new neighbourhoods and a service economy that is younger than Marbella’s.
CultureThe old town has been restored without becoming a set. The orchid house, the port and the promenade are civic, not private-club.
Schools and institutesSpanish schools in town, international options a drive towards San Pedro, Sotogrande or Marbella. Good enough for many families, not Aloha-on-the-doorstep.
Golf, polo and sportValle Romano, Estepona Golf, the marina and the beach. Finca Cortesín is towards Casares. Polo is further west, in Sotogrande.
Work and large employersTown hall, port, hotels, building and retail. More local work than the Golden Mile, still not a city labour market.
Infrastructure and transportA-7, a fishing port, beaches you can walk to from the old town. Airport about forty-five minutes when the road behaves.
Who lives here, and who it suitsPeople who want a town, not only a gate. Families, long-let tenants, and buyers who still find an entry below Marbella.
Tax shapeSame Spanish frame, often on a smaller cheque than Nueva or the Mile. That does not make the licence or the community works optional.
Tourist licencesMore plausible than in Málaga’s centre, still not a right. New buildings often forbid it in the statutes. Confirm in writing.
Land, houses, resale, long letsResale, orientative: €3,200–6,500/m². House plots often €250–600/m² of land where zoned. Long-let flats €1,200–2,400; villas €2,500–6,000 a month.

Asking bands are orientation for a first conversation. They are not an index, a valuation, or a promise.
