Location guide
For a house with a garden, still east of the noise, between Cabopino and Elviria.
Orientative asking band €4,500–8,500 / m² for villas and good apartments.
€4,500 – €8,500 / m²
Villas earn more as a stay than as a yield. Apartments can carry a long let.
| Economy and what the place is built on | A residential coast between the city and Marbella: Elviria, Las Chapas, Cabopino. The economy is housing, beach clubs, golf and services, not a port or a university. |
|---|---|
| Culture | Quieter than Marbella old town and less urban than Málaga. The life is beach, dunes at Cabopino, and dinners rather than a museum mile. |
| Schools and institutes | International and Spanish schools sit towards Elviria and the Marbella side, a drive rather than a walk. Serious schooling usually means a car. |
| Golf, polo and sport | Golf is the local sport: Santa María, Cabopino, Río Real, with La Cala nearby. Beaches and beach clubs do the rest. Polo is not the product here. |
| Work and large employers | Few large employers. People work in Marbella, Málaga, or remotely. Buying here for a local career is the wrong reason. |
| Infrastructure and transport | The A-7 and the toll AP-7 are the street. Málaga airport is a practical drive east. There is no city metro and no AVE station of your own. |
| Who lives here, and who it suits | Families who want a house, a school run and the beach without Marbella’s noise, and owners who let long to other families. |
| Tax shape | Same country, same tax logic. A villa used partly by the owner and partly let needs a clean split in the memo, not a blended fantasy. |
| Tourist licences | Possible in some urbanisations, refused in others. Read the community rules before the holiday yield. |
| Land, houses, resale, long lets | Resale, orientative: €4,500–8,500/m². Plots for a house often €400–900/m² of land where planning allows. Long-let flats €1,500–2,800; villas €3,000–7,000 a month. |
Asking bands are orientation for a first conversation. They are not an index, a valuation, or a promise.
