For land, a view, and buyers who accept a drive down to the beach.
Houses and new villas often €2,800–5,500 / m². Land is a planning question first.

Thin long-let demand. Income here is usually a build-and-sell, not a coupon.
| Economy and what the place is built on | A white village inland and a thin coastal strip. The economy is landscape, Finca Cortesín, a few urbanisations and agriculture in the hills. It is not a jobs town. |
|---|---|
| Culture | The village is the culture: a climb, a view, a small plaza. The coast is quieter than Estepona’s promenade. |
| Schools and institutes | A village school is not an international education. Families drive to Estepona, San Pedro or Sotogrande. |
| Golf, polo and sport | Finca Cortesín is the golf reason. The hills are for walking and riding, not a second Golden Mile. Polo is in Sotogrande. |
| Work and large employers | The resort, the village, farms and building. Most earners leave in the morning. |
| Infrastructure and transport | The village is a road up. The coast joins the A-7. Airport and Málaga are a longer drive than from Estepona town. |
| Who lives here, and who it suits | People who want land, quiet and a view, and who accept the drive. A weak fit for a tenant who needs a station and a hospital on foot. |
| Tax shape | Land classification matters more here than the view. Rural land and urban land are not the same tax, the same build right, or the same buyer. |
| Tourist licences | On the coastal urbanisations, case by case. In the village and on rural land, do not assume a holiday business. |
| Land, houses, resale, long lets | Resale, orientative: €2,800–5,500/m². Plots often €150–400/m² of land, and many are not villa land. Long-let flats €900–1,800; houses €1,800–4,000 a month. |
Asking bands are orientation for a first conversation. They are not an index, a valuation, or a promise.
