Location guide

Algeciras / Gibraltar

For a low basis near the Strait: logistics, a pied-à-terre, not a beach brand.

Price

Often €1,800–3,200 / m². The discount versus Marbella is the product.

€1,800 – €3,200 / m²

Long let

Local salaries set the rent. Model a local tenant, not a holiday week.

Why this stretch of coast

  • The port, the border, and a different economy from the golf coast.
  • A place to hold euros in bricks without a resort premium.
  • Useful commercial and small residential tickets.

Risk

  • It will not rebrand into Marbella. Buy it for what it is.
  • Border and port politics can move sentiment faster than rents.
Economy and what the place is built onThe Strait is a working gate: Algeciras is one of Europe’s great ports, Gibraltar is a separate jurisdiction across the border. Logistics, fuel, shipping and the border economy dominate. It is not a resort balance sheet.
CultureA port city, a rock, two languages and a border. The culture is maritime and practical. Do not expect Marbella’s old town.
Schools and institutesSpanish state and private schools in Algeciras and La Línea. Gibraltar has its own English-language system, across a border that can queue.
Golf, polo and sportSailing, the port, and ordinary town sport. Championship golf and polo are back in Sotogrande, not here.
Work and large employersThe port of Algeciras, logistics, refineries and shipping on the Spanish side. Gibraltar has finance, gaming, the port and the public sector of its own. The border is part of the working day.
Infrastructure and transportA major port, the A-7, buses, and Gibraltar airport a few minutes from the border when the border is moving. Wind and industry are part of the landscape.
Who lives here, and who it suitsPeople who work the port or the Rock, and buyers who want a euro roof at a lower entry. A weak story if the only plan is August tourism.
Tax shapeSpanish property is Spanish tax. Gibraltar is a different tax system across a border, not a discount on an Algeciras flat. Do not blend the two in one sentence.
Tourist licencesNot the investment case. A tourist licence, where it exists, does not turn a port city into Estepona.
Land, houses, resale, long letsResale, orientative: €1,800–3,200/m². Plots often €80–250/m² and frequently industrial or rural, not a villa lawn. Long-let flats €600–1,200; houses €900–1,800 a month.

Asking bands are orientation for a first conversation. They are not an index, a valuation, or a promise.
